A combination of factors around the early 1990’s to the early 2000’s contributed to the number of leaky homes across New Zealand.  In the early 2000’s there was a Government funded scheme to remediate and repair houses built during this time. Unfortunately not all the leaky homes were repaired.  Taking prompt action to identify any problems that your house may have can minimise your overall repair costs by targeting the problem early on.  Trying to hide the problems from potential buyers may result in legal action after the house has been sold.

WHY FIX A LEAKY HOME?

Only a proper inspection can let you understand the scope of the problem, and it’s important if you have any concerns or notice anything regarding leaks or moisture. Initial signs of possible issues include dampness, swelling of fibreboard skirting, damp or rotting carpets, unexplained mould growth or noticeable staining.

It’s important to record any damage caused by these issues, as well as taking photos and note when you first recognised it.

THERMAL IMAGING INVESTIGATION

Getting an idea of how far the issues have spread in your home is a crucial step. We can achieve this with the sue of a pronged moisture meter through small holes in the walls which allows us to test the moisture in the underlying timber framing.

The next step is then to remove some of the wall lining to scope out the extent of the damage. Thermal imaging technology however is a non-invasive test using infrared cameras. The thermal imaging camera can immediately register damp areas to pinpoint the areas of concern and give us an understanding of how far the leaking has spread.

It is a fast, effective and reliable method that provides clear evidence of moisture that would be difficult to spot through a visual check alone, while minimising the amount of damage to your property during the inspection.
